Real Income Fund
The Carpe Diem Real Income Fund (CDRIF) is different style opportunity investment for our Group.
All other funds to date have been closed end funds with no opportunity for withdrawals, directly investing into long term property investments.
CDRIF will invest in a blended portfolio of largely liquid investments providing attractive yield which will be payable to investors on a monthly basis. These will include ASX listed REITs and Infrastructure, Private Credit investing, or direct property investing.
Target yield at inception is 7.85% p.a., paid monthly. The fund will seek to pay investors a minimum 3.5% premium over the RBA cash rate.
A core investment focus will be on capital preservation. Unlike direct property funds where acquisition stamp duty has a meaningful immediate impact on net asset value per unit, CDRIF anticipates investment costs will be near negligible.
Further, with REITs priced at near all time deep discounts to their net asset values, not only does this drive high dividends, it is arguably a compelling time to be investing for opportunity for medium term capital upside with minimised downside risk.
Investors will have opportunity to make new investments on a monthly basis, redeem part or all of their investment on a monthly basis (after an initial 18 month seasoning period), and reinvest distributions.
