Carpe Diem Partners is an Australian property investment group providing wholesale investors with access to a variety of syndicated property opportunities throughout Australia.  Investment assets targeted include retail, commercial, industrial, healthcare, and motel accommodation real estate.  As at October 2023, Carpe Diem gross assets under management exceeded $100M.  Commercial property assets are attractive as a diversification strategy for high net worth investors and Self Managed Super Funds as their attributes are typically;

• Underpinned by hard assets. Downside is typically limited by replacement cost which provides security of capital.
• Yield income. Commercial real estate is typically backed by long term leases with structured annual increases from a variety of often high quality tenants
• Income and capital growth returns. Real estate has regularly proven to deliver annual income yield and capital growth over the long term.
• Inflation hedge. Real estate is attractive for yield in a low interest rate environment but also a hedge against inflation – as the cost of construction increases it makes existing buildings more valuable.

Each Fund offered by Carpe Diem Partners will only occur after a detailed analysis of the opportunity and risks through a deep due diligence process.  Our management partners have been involved in major transactions for international institutional investors and bring this level of experience to the benefit of Carpe Diem investors.  Key attributes will include:

• Rental Income backed by well capitalised tenants
• Debt to asset ratios which typically do not exceed 50%
• Monthly or quarterly distributions with a focus on yield
• Value add strategies to increase income and capital value
• Exit strategies which give options to maximise value

Each fund will also be fixed term, meaning investors have a known time frame over which their investment will be repaid or provide a liquidity event.
