The Carpe Diem SCA Property Trust is a significant office premises anchored by ASX listed Southern Cross Austereo on a ten year lease with options until 2040. The Fund offers a forecast average 8.75% p.a. yield to investors over the seven year term. The Fund was established in 2020 and was the first unlisted property fund for Carpe Diem Partners.
We were attracted to the low maintenance costs and burgeoning location surrounded by the largest factory outlet shopping centre in Canberra, and numerous high profile neighbouring occupiers.
Office is rebounding post COVID, and no CBD locations are increasingly attractive as they allow workers to adopt a more flexible work life balance.
