RedHill Regional Accommodation Fund 3 (RRAF3) - Registration

Carpe Diem Partners (the direct property arm of Fat Prophets) in JV with RedHill Hospitality is pleased to advise our third regional accommodation fund is now open for investment to wholesale investors and is SMSF compliant.  

RRAF3 is investing in regional motels and targeting 8.5% average distribution yield (paid quarterly) to investors over the investment term and target 10% p.a. IRR.

Our first two RRAF’s have recorded either double digit annual yield and/or double digit asset capital value growth since inception.  

RRAF3 is seeded by two core properties in the major regional cities of Cairns and Armidale offering over 100 rooms, high property yield, upside opportunity, and a renovation repositioning potential.    

Key attributes

  • Alternative real estate assets (assets outside mainstream office, industrial and shopping centres) are the new ‘in demand’ investment sectors
  • Regional motels, hotels and resorts fall into this segment and are often large but undermanaged, offering high yield with upside opportunity by applying professional management and simple upgrades.
  • RedHill Hospitality and Carpe Diem (RHCD Funds) are one of the largest investors into this real estate segment, with numerous assets across three states encompassing over 600 rooms.
  • RRAF3 will similarly have a diversified portfolio of substantial regional accommodation assets
  • RRAF3 is anchored by assets in large regional cities of Cairns (pictured above) and Armidale
  • Properties targeted are high return with assets typically double digit yield pre management costs
  • Assets are being acquired at substantially below replacement cost, embedding value immediately
